As of 29 October 2026, the lowest published rate of a MONETA mortgage is 5.09 % on a 5-year fixation (fixed-rate period, fixace) at LTV up to 80 %. Applies with an account receiving income from CZK 15,000 a month, payment protection insurance and a loan of CZK 1 million or more. By the rate for a 5-year fixation, MONETA ranks number 2 among the 10 banks in our table. Against the average bank offer (5.84 %, Swiss Life Hypoindex, October 2026) the difference is −0.75 pp for the same fixation.

The bank's representative example
A loan of CZK 2,500,000 over 30 years, 3-year fixation, rate 4.79 %, APRC 5.89 %, monthly payment CZK 13,102, total amount payable CZK 5,251,198. source
What is the current MONETA mortgage rate in Czechia?
As of 29 October 2026, MONETA publishes a “from” rate of 4.69 % for 1 year, 4.79 % for 3 years, 5.09 % for 5 years, 5.39 % for 7 years and 5.59 % for 10 years. It applies to LTV up to 80 % and includes the discount for an active account and for payment protection insurance.
Above 80 % of the property value the rates are higher; the bank’s calculator shows, for example, 5.59 % for 5 years. For a loan under CZK 1 million the calculator uses a still higher rate.
What does MONETA require for its lowest rate?
MONETA gives its lowest rate only with an active account that receives income of at least CZK 15,000 a month, and with optional payment protection insurance from BNP Paribas Cardif. The account lowers the rate by 0.5 pp, the insurance by 0.2 pp. The loan should be CZK 1 million or more and the LTV at most 80 %.
Without insurance every rate is 0.2 pp higher. Insurance is not a condition for getting the loan. What happens to the rate when the account stops meeting the condition is not stated in the rate sheet.
As of 29 October 2026, the bank advertises on its mortgage page a 3-year rate of 4.99 % for LTV up to 80 % and a loan of over CZK 1 million; by the bank’s own example it corresponds to the rate without insurance. It is a marketing promotion that the bank may end at any time, and the offer is not binding.
How much will a MONETA mortgage cost per month?
On a loan of CZK 3,500,000 over 25 years, the payment at 5.09 % for a 5-year fixation comes to CZK 20,645 a month, without the insurance premium. Insurance is paid separately, and the price list sets it at 10.99 % of the monthly instalment.
The bank’s representative example uses a loan of CZK 2,500,000 over 30 years, a 3-year fixation and a rate of 4.79 %. Payment on the loan is CZK 13,102, APRC (RPSN) 5.89 %. The APRC already includes the price of the insurance, which is why it is higher than the rate. For your own amount use the mortgage calculator.
What fees does MONETA charge?
For a residential mortgage loan, the price list valid as of 29 October 2026 makes loan processing and loan account maintenance free, and the bank pays for the property valuation. The first drawdown is free, and each further one costs CZK 500. By the bank’s example, maintaining the current account is free too; once the account used for repayment is closed, the bank charges CZK 400 a month.
The assessment of the suitability of the security is charged (CZK 3,000). For filing a proposal to register the lien the bank charges the land registry’s administrative fee plus CZK 400. According to the bank’s example, the land registry takes CZK 2,000 for registration and CZK 1,600 for deletion. The American mortgage has a processing fee of CZK 2,900.
How can I repay a MONETA mortgage early?
The law allows repayment without a fee of the whole remainder at the end of the fixation and of up to 25 % of the original loan amount a year in the month before the contract anniversary. At other times the bank may charge at most 0.25 % of the amount repaid for each started year until the end of the fixation, and 1 % in total.
For repayment within the fixation beyond partial extra repayments, MONETA’s price list gives “reimbursement of reasonably incurred costs” with no fixed amount; the statutory cap applies to it as well. Under the bank’s terms a partial extra repayment can be made after twelve instalments, each up to 25 % of the amount drawn, and further ones after every six instalments. Arranging the service is free. Repayment on the sale of the property or the settlement of joint marital property (SJM) 24 months after signing the loan is also free. On its mortgage page the bank promises up to 50 % of the loan a year free of charge, and what counts towards that is set by its terms. The rules are summarised in the article Early mortgage repayment.
What conditions must I meet?
The applicant must be over 18, have permanent residence or a residence permit in Czechia and a regular income: an employee outside the probation and notice period, an entrepreneur after at least one calendar year in business. Up to four people from at most two households can be in the loan.
The loan runs from CZK 300,000 to CZK 30,000,000, with LTV up to 80 % and a term of up to 30 years. Clients under 36 can get LTV up to 90 %. A term longer than 30 years (the bank’s calculator allows 35) is open to them only if it is at most their second mortgage and they become owners of the financed property. The bank publishes no lower rate for them; more in the article Mortgage for under-36s. Up to 30 % of the loan can be used for anything.
Can I refinance my mortgage to MONETA?
The MONETA rate sheet lists no separate rates for refinancing, so we use the same rates as for a new loan. Above LTV 80 % the bank refinances only if the principal is not increased and the term is not extended. You do not submit the old valuation, the original loan agreement is enough, and the bank arranges and pays for a new valuation.
The general procedure is described on the page about refinancing a mortgage.
How does MONETA differ from other banks?
MONETA pays for and arranges the property valuation itself, up to 30 % of the loan can be used for anything, and for a property purchase it gives a 60-day interest rate guarantee. Its rate sheet also contains the American mortgage (Americká hypotéka), the trade-licence mortgage (Živnostenská hypotéka) and a variable-rate mortgage; in our table we compare only the residential mortgage loan.
What to look at: the lowest rate requires an active account and insurance, and the APRC of the bank’s example includes the price of the insurance. It is therefore comparable with the APRC of banks whose example leaves out the premium only with that reservation. The rates of all banks are on the mortgage comparison page.

Frequently asked questions
What is MONETA’s lowest interest rate guarantee?
As of 29 October 2026, MONETA states that it will match a written, signed offer from another bank that is no more than 30 days old, but not below its own financing costs. Offers from non-bank providers, employee offers and offers tied to other products do not count. The bank may end the promotion at any time, and there is no legal claim to a match.
What is the American mortgage at MONETA?
It is a non-purpose loan secured by a property that can be used for anything. MONETA provides it up to 70 % of the value of the security, from CZK 300,000 to CZK 30 million and for 5 to 20 years. The bank gives its rate separately in the rate sheet, and we do not include it in our comparison.
Does MONETA give mortgages to the self-employed?
The residential mortgage loan is also available to entrepreneurs who have been in business for at least one calendar year; they document income with the last two tax returns. For a property used for business as well, the bank has a separate trade-licence mortgage with an individual rate, up to 80 % of the value and for 30 years.
Does MONETA lend for a cooperative flat?
As of 29 October 2026, the bank does not list a mortgage for a cooperative flat on its pages. For buying a cooperative share it has a housing loan without a lien, which you will find in the table of cooperative financing on the mortgage comparison page.
What happened to Wüstenrot Mortgage Bank?
Wüstenrot Mortgage Bank (Wüstenrot hypoteční banka) ceased to exist in a merger with MONETA Money Bank on 1 January 2021. New mortgages are offered only under the MONETA brand, and clients with old loans have their own page and a fee schedule for products no longer offered.
