How much mortgage can you actually get in Czech Republic?

The maximum mortgage you qualify for is determined by three caps from the Czech National Bank (ČNB) — and the lowest of them wins. This calculator runs all three so you can see exactly which one is your bottleneck.

For a typical borrower (60k Kč net, no other debts, 30-year term, 4.43 % rate), DSTI tends to allow about 5.4M, DTI 6.1M, and LTV depends on the property — so often LTV is the bottleneck if you don't have a 20 % down payment.

What income do I need for a 5 million Kč mortgage?

Roughly 55,000–65,000 Kč net per month, depending on your existing obligations. The exact number depends on the rate, term, and any other debts (which are deducted from your DSTI capacity).

What counts toward DSTI?

All your debt service: the new mortgage payment, plus existing loans, credit card minimums (banks even count unused credit-card limits!), car leases, alimony. Pay off small debts and cancel unused credit cards before applying.

Will the bank lend more if I'm under 36?

Yes — significantly. ČNB allows banks to use higher caps if at least one applicant is under 36: LTV 90 % (vs. 80 %), DSTI 50 % (vs. 45 %), DTI 9.5× (vs. 8.5×). On the same income, that's typically 1–2 million Kč more.

How does the bank calculate income for self-employed (OSVČ)?

Banks ask for the last 2 years of tax returns. They typically use the income line minus expenses. If you use the flat-rate expense option (paušální výdaje), some banks treat the actual cash income as the basis; others use a strict formula. Hypoteční banka, ČSOB, mBank are friendlier to OSVČ; KB tends to be stricter.

Are ČNB limits binding or just recommendations?

Binding since April 2024. Banks can use a 5 % "exception window" for top borrowers (high income, perfect credit, low LTV), but you can't count on it for normal applications.
