How the figures are made and why they differ
ČBA Hypomonitor shows the average rate on mortgages that banks actually granted in a given month (whole sector, the new loans column). The Czech Banking Association publishes it around the middle of each month for the previous month: the figure for August 2026 came out on 16 September 2026. In the first half of a month the latest figure is therefore for the month before last. The volume, number and average size of new mortgages come from the same release.
Swiss Life Hypoindex is the average of the rates at which banks offer mortgages in a given month. It usually comes out in the first ten days of the month and refers to that month: the index for October 2026 was published on 7 October 2026. An individual offer differs from the average depending on LTV, the fixed-rate period and insurance.
That is why the two figures differ: in August 2026 the average bank offer was 5.42 %, while mortgages actually signed averaged 5.00 %.
The repo rate is set by the ČNB board at its monetary policy meetings and the new rate applies from the date shown in the table. Inflation is published by the Czech Statistical Office (ČSÚ) around the tenth day of the following month: the figure for August 2026 came out on 10 September 2026. The ČNB inflation target is 2 %.
We add a row once the source publishes a new figure. Without a new source we do not change values or their dates, and corrections go into our editorial changelog. The “data as of” date moves only when the data change.
