Mortgage arrangement fee (poplatek za vyřízení)

A one-off payment to the bank for processing the application and providing the mortgage, set out in the bank's rate sheet. Many banks waive it in promotions; others charge a fixed sum or a percentage of the loan. Act No. 257/2016 Coll. does not prohibit it, but it must appear in the pre-contract information and be included in the APRC (RPSN). The property valuation and the land registry fee come on top.

Example

Bank A offers 4.90 % with a fee of CZK 15,000; bank B offers 5.00 % with no fee. On CZK 4,000,000 over 25 years the payments are CZK 23,151 and CZK 23,384 respectively, a difference of CZK 233 a month, or CZK 13,980 over a 5-year fixed period. After five years, offer A is therefore CZK 1,020 more expensive.

In practice

The arrangement fee is usually the first thing a bank gives up in negotiations, so ask about it directly. Budget separately for a valuation of CZK 3,000–6,000 and the lien registration fee of CZK 2,000. When comparing offers, spread one-off fees over the fixed period, not over the whole loan term, because at the next refixing you may well move banks.

How it differs

The APRC (RPSN) folds the arrangement fee and the interest into one number; the rate alone does not. A mortgage adviser's commission is usually paid by the bank, not the client, and any fee you pay an adviser is a separate item outside the bank's rate sheet.
