Mortgage for under-36 — relaxed limits and how to use them
If at least one applicant is under 36, ČNB gives you more lenient limits. The difference compared to standard conditions can be 1–2 million CZK extra you can borrow.
What the relaxed limits actually are
Standard limits: LTV 80 %, DSTI 45 %, DTI 8.5×.
For under-36s: LTV 90 %, DSTI 50 %, DTI 9.5×.
The difference is dramatic — at the same income, an under-36 applicant qualifies for roughly 25 % more mortgage.
Concrete example
A 33-year-old applicant with 60,000 CZK net monthly income, no other loans:
- Standard limits: max payment 27,000 CZK → max mortgage 4.6 million CZK at 4.5 %, 25 years
- Under-36 limits: max payment 30,000 CZK → max mortgage 5.1 million CZK at 4.5 %, 25 years
That's 500,000 CZK more — significant in any housing market.
How to qualify
Required:
- Age under 36 at the moment of application (not at signing — at application)
- If two applicants — at least one must be under 36, both get the relaxed limit
- The property must be for own use (not investment)
The bank checks your age automatically from your ID. No special application is needed — the relaxed limits apply by law.
Watch out: ČNB exception is just a CEILING
Some banks internally apply stricter limits regardless of ČNB's exception. For example, they may use DSTI 45 % for everyone — even under-36s. Always ask the specific bank what limit they apply.
The most under-36-friendly banks are typically Hypoteční banka, ČSOB, and KB.

If I'm 35 at application but turn 36 before signing?
The relaxed limits apply if you're under 36 at the moment of submitting the application. Birthday between application and signing doesn't matter.
Both applicants 35 and 40 — does the limit still apply?
Yes. As long as at least one applicant is under 36, both get the relaxed limit on the joint mortgage.
Can I use the relaxed limit on an investment property?
No. The exception applies only to property for own residential use. For investment property, standard limits apply.
