Rates, conditions and fees of a ČSOB mortgage in Czechia

As of 29 October 2026, the “from” rate of the ČSOB mortgage (ČSOB Hypotéka) for a 5-year fixation (fixed-rate period, fixace) is 6.34 %, but for LTV up to 70 % the bank publishes lower rates. Conditions of the rate: LTV band of 70 to 80 % (for LTV up to 70 % the bank publishes a lower rate), two applicants, account with card and income, insurance, energy certificate (PENB) A/B, loan from CZK 2 million. By rate for a 5-year fixation, ČSOB ranks number 10 of 10 banks in our table, and it differs from the average offer of banks (Swiss Life Hypoindex 5.84 %) by +0.50 pp. The loan is provided by ČSOB Hypoteční banka, and ČSOB sells it as an intermediary.

Rate discounts

ConditionDiscount
account with the bank−0.50 pp
life insurance−0.20 pp
energy-efficient property−0.20 pp
other bank condition−0.20 pp

The “from” rate already contains all four discounts; when a condition is missing, the bank raises the rate by 0.5 pp without an account with card and income, by 0.2 pp without life insurance, by 0.2 pp without an energy certificate (PENB) of class A or B and by 0.2 pp for a loan under CZK 2 million, but a missing condition does not rule out the loan.

The bank's representative example

A loan of CZK 4,500,000 over 30 years, 3-year fixation, rate 5.79 %, APRC 6.23 %, monthly payment CZK 26,376, total amount payable CZK 9,744,110. source

What are the conditions for the “from” rate at ČSOB?

The “from” rate applies to a client who repays from an account with ČSOB or ČSOB Poštovní spořitelna, takes out life insurance from ČSOB Pojišťovna, documents an energy performance certificate (PENB) of class A or B and borrows CZK 2 million or more. From the first drawdown, five card payments a month must go through the account and at least CZK 15,000 must arrive on it, although income is not required of an account holder under 27.

The rate also assumes two applicants and a current account with ČSOB held for at least three months. The table shows the LTV band up to 80 %; in the band up to 90 % (for clients under 36 only) the rate for a 5-year fixation is 6.49 %. For LTV up to 70 % the bank states a lower rate, which is not in our table. What to look at: the bank does not publish a rate without discounts, and when a condition is not met, the increase given in the note under the discount table is added to the “from” rate.

Is Hypoteční banka the same as ČSOB?

They are two separate banks of the ČSOB Group, and they were never merged. The loan is provided by ČSOB Hypoteční banka, a.s. (company ID or IČO 13584324). Contracts for the ČSOB Hypotéka are concluded in its name by Československá obchodní banka, a. s., as an independent intermediary. In its document on intermediation ČSOB describes Hypoteční banka as a subsidiary, and the ČNB (Czech National Bank) keeps the two banks separately in its list of bank codes, as 0300 and 2100.

The short name Hypoteční banka refers to ČSOB Hypoteční banka (website csobhypotecni.cz; the old domain hypotecnibanka.cz redirects to it). The price list, conditions and consumer information are issued by Hypoteční banka, while ČSOB publishes the rates and the calculator on csob.cz.

How much will a ČSOB mortgage cost per month?

On a loan of CZK 3,500,000 over 25 years at 6.34 % (5-year fixation) the annuity payment is CZK 23,284 per month, excluding insurance premiums. The rate changes when the fixation ends, so the payment applies only to the first fixation. For your own amount, term and fixation use the mortgage calculator.

The bank publishes the APRC (RPSN) only for a representative example for a specific loan, fixation and LTV band. It belongs to the rate of the example, not to the “from” rate in our table, and we do not calculate it.

The example on the bank’s page (as of 14 October 2026) is a loan with LTV of 70 % (security worth CZK 6,428,571) for two applicants and with all discounts. Life insurance of CZK 673 a month is included in its APRC and total amount, but not in the payment. Its rate therefore belongs to the band up to 70 %, which is not in our table, and is lower than the rate in our table for LTV up to 80 %.

What fees does ČSOB charge?

According to the price list of ČSOB Hypoteční banka, loan processing is free. Property valuation is free for a purpose-bound mortgage (offer “until withdrawn”, as of 14 October 2026); otherwise it would cost CZK 5,000 for a flat and CZK 6,000 for a house. Loan administration is free for loans approved from 19 February 2024 (offer “until withdrawn”, as of 14 October 2026; otherwise CZK 150 a month). Drawdown: CZK 2,200 for a drawdown against the application for entry in the land registry; other drawdowns: the first is free in the Mortgage Zone (Hypoteční zóna) and each further one costs CZK 250, outside it CZK 1,000 per drawdown.

For the undrawn part of the loan the bank charges a reservation fee of 0.5 % a year, payable after 6 months from the signing of the contract (for the mortgage without a property, Hypotéka bez nemovitosti, it is free when the loan is drawn within 12 months). According to the bank’s examples, the land registry’s administrative fee for filing the application to register the lien is CZK 2,000. As of 14 October 2026, the bank lists the price list effective from 22 September 2025 as current.

How can I repay a ČSOB mortgage early?

The law allows repayment without a fee of the loan at the end of the fixation and within three months of notice of the new rate, and also of up to 25 % of the original loan amount a year if it is paid in the month before the contract anniversary. At other times the bank may charge at most 0.25 % of the amount repaid for each started year until the end of the fixation, and 1 % in total. The bank must announce the new rate at least three months in advance.

For contracts from 1 December 2016, ČSOB Hypoteční banka states “reasonably incurred costs”. According to the consumer information, for a purpose-bound loan these are administrative costs of up to CZK 1,000 and a component from the interest difference, together at most 0.25 % for each started year of the remaining fixation and at most 1 %. On full repayment a fee for the instruction to delete the lien is paid as well. The context is summarised in the article on early repayment and on the page about the end of a fixation.

Can I get a ČSOB mortgage if I am under 36?

ČSOB lends clients under 36 up to 90 % of the value of the property pledged, and others at most 80 %. It publishes no separate rate for young people; the 80 to 90 % band applies, which for a 5-year fixation is 6.49 %. The bank does not say how age is counted for several applicants; in its methodology Komerční banka takes the younger spouse for spouses, and for other applicants all of them must be under 36.

The ČNB (Czech National Bank) also sets an LTV limit: generally 80 %, and 90 % for applicants under 36. More context is in the article Mortgage for under-36s.

Does ČSOB give a mortgage without a property?

ČSOB offers the Hypotéka bez nemovitosti (mortgage without a property): a loan of up to CZK 12 million is approved in advance and there are up to 9 months to look for a property. The bank returns half of the processing fee if drawdown is completed within six months of approval. According to the bank, the rate-watching service (Hlídač sazby) lowers the rate by up to 0.3 % if ČSOB rates fall during the search, and keeps it if they rise.

The American mortgage is a loan without a stated purpose of up to 70 % of the property value with a fixation of 1, 3 and 5 years; it is not in our table. It is explained in the article on the American mortgage.

Does ČSOB give a mortgage without proof of income?

The bank says that clients “usually do not have to document their income”, but does not explain the conditions. At the same time the Consumer Credit Act requires the bank to assess the ability to repay before granting a loan. According to the bank, an application is usually assessed in 5 working days after all documents are delivered. More in the article Mortgage without proof of income.
