What is the current Fio banka mortgage rate in Czechia?
As of 29 October 2026, Fio banka publishes a rate of 4.78 % for 1 year, 4.78 % for 2 years, 4.78 % for 3 years and 4.88 % for 5 years, for LTV up to 80 % and with payment protection insurance. The bank offers no 7-year or 10-year fixation.
The rates apply from 1 October 2026. Without insurance every rate is 0.2 pp higher, for example 5.08 % for 5 years. The price list gives no rate for LTV above 80 %; the bank’s calculator adds a surcharge for it and returns no offer above 85 %, even though the mortgage page speaks of 90 % for applicants under 36.
What does Fio banka require for its lowest rate?
The lowest rate applies with payment protection insurance, which lowers the rate by 0.2 pp, and for LTV up to 80 %. There are three insurance packages: A (death and disability of degree III) for 0.60 %, B (plus incapacity for work) for 0.70 % and C (plus loss of employment) for 0.85 % of the mortgage amount a year.
The client must keep a current account with Fio banka with internet banking for the whole life of the loan. It is free, and the bank sets no minimum income for the account. The minimum loan is CZK 1,500,000. Insurance can also be added to an existing loan, and the rate then falls from the second following instalment.
How much will a Fio banka mortgage cost per month?
On a loan of CZK 3,500,000 over 25 years, the payment at 4.88 % for a 5-year fixation comes to CZK 20,217 a month, without the insurance premium. Insurance is paid separately.
The representative example from the bank’s calculator uses a loan of CZK 3,000,000 over 20 years, a 3-year fixation and a rate of 4.78 %. It gives a payment of CZK 19,436 and an APRC (RPSN) of 4.92 %. The costs in the example include the valuation and the registration of the lien but not the insurance premium; with insurance the APRC would be higher. For your own amount use the mortgage calculator.
What fees does Fio banka charge?
According to the price list, processing, drawdown, non-drawdown and loan account maintenance are free for a mortgage. The client pays the property valuation to a valuer; the bank does its internal valuation free of charge only under conditions, for example for a house no more than 10 years old with a loan of up to CZK 10 million.
A change of personal data and a change of the repayment schedule after an extra repayment are free; an increase of the loan or a change of security costs CZK 4,000, any other change to the contract CZK 1,500 and a proposal to delete the lien CZK 900 (VAT included). The bank’s example uses CZK 5,000 for the valuation and CZK 4,000 for registering the lien. A confirmation of interest paid and the amortisation table are free.
How can I repay a Fio banka mortgage early?
The law allows repayment without a fee of the whole remainder at the end of the fixation and of up to 25 % of the original loan amount a year in the month before the contract anniversary. At other times the bank may charge at most 0.25 % of the amount repaid for each started year until the end of the fixation, and 1 % in total. Repayment on the sale of the property or the settlement of joint marital property (SJM) 24 months after signing the loan is also free.
For contracts concluded from 1 September 2024, Fio banka defines the costs of early repayment as administrative costs and the interest difference against the average rate of the Czech National Bank (ČNB); the statutory cap applies to them too. For older contracts the calculation agreed in the contract applies. According to the price list, repayment within three months of notice of a new rate, on death, long-term illness or disability, and from insurance payments is also free of charge. The rules are summarised in the article Early mortgage repayment.
What conditions must I meet?
The loan runs from CZK 1,500,000 to CZK 50,000,000 for 10 to 30 years, with LTV up to 80 %. Applicants under 36 who finance their own housing can get up to 90 %; more in the article Mortgage for under-36s. Up to three co-borrowers can join the loan alongside the applicant.
The bank lends to Czech citizens, to EEA foreigners with at least temporary residence in Czechia and to other foreigners with permanent residence who have lived in Czechia for at least a year. An employee documents income with a confirmation of income and bank statements for three months. The bank sets no maximum age in its text, but its calculator returns no offer when the applicant’s age and the term together exceed 70 years.
What is the repayment reward at Fio banka?
Under the bank’s programme as of 29 October 2026, the bank returns part of the interest paid at the end of each fixation as an extra repayment of principal. For a new or refinanced loan the reward is 0 % up to CZK 3 million, starts at 3 % from CZK 3 million and tops out at 6 % from CZK 10 million. For a new fixation of the remaining principal the scale starts at 3 % from CZK 1 million and ends at 9 % from CZK 10 million.
The conditions are a fixation longer than a year, timely repayment, no extra repayment of principal during the fixation and a remaining term of at least 10 years. Early repayment also cancels the reward, except in the last three months of the fixation. For construction it is paid only from the second fixation.
Does Fio banka have an offset mortgage?
Fio banka offers a similar service, the Hypospořicí konto, a free sub-account from a deposit of CZK 50,000. The deposit reduces the interest paid, and the bank states a saving of up to 75 % when the deposit equals the principal, but it may change the saving coefficient unilaterally during the loan. How much interest a deposit saves depends on its size and on how long the money stays on the sub-account.
