Life insurance must be with Komerční pojišťovna, and the account condition means that income is directed to an account held at KB (methodology: domiciliation of payments with no minimum amount). The bank’s methodology lists an increase for each missing condition separately: 0.5 pp without income paid to a KB account, 0.1 pp without life insurance, 0.1 pp without property insurance and 0.2 pp without an energy certificate (PENB) of class A or B.

What are the conditions for the lowest rate at KB?

The “from” rate is the minimum rate of KB and applies when four conditions are met: income is paid to an account held at KB, the client takes out life insurance and insurance of the pledged property with Komerční pojišťovna, and documents an energy performance certificate (PENB) of class A or B. On its consumer pages the bank does not say by how much the rate is higher without them. The methodology for partners lists an increase for each missing condition and requires domiciliation of payments at KB (domicilace plateb) without a minimum amount.

The increases are listed in the methodology for mortgage loans for external business partners, valid from 1 October 2026; the overview is under the discount table. According to the methodology, using a discount does not amount to an individual rate. The notice row for LTV of 80 to 90 % has higher rates, but it does not apply to clients under 36: even at LTV up to 90 % they get the rate of the up-to-80 % row, 6.29 % for a 5-year fixation. Older applicants pay the higher rate of the 80 to 90 % row, which is not in our table, and get LTV above 80 % only exceptionally.

How much will a KB mortgage cost per month?

On a loan of CZK 3,500,000 over 25 years at 6.29 % (5-year fixation) the annuity payment is CZK 23,175 per month. The rate changes when the fixation ends, so the payment applies only to the first fixation. For your own amount use the mortgage calculator.

KB gives representative examples separately for individual products, for example the Hypotéka, the American mortgage and refinancing, and the APRC (RPSN) always belongs to the loan in the example, not to the rate in the table. We show only an example whose fixation and rate match the current notice, and the link next to it leads to the page it comes from.

What fees does KB charge?

According to the price list, KB charges CZK 4,900 for granting the mortgage, including the assessment of the risks of the security. Property valuation is included in the loan fee. Drawdown: free. Loan administration: free.

On a refinancing, neither processing nor valuation is paid, and the land registry fees remain. Consent to a disposition of the lien costs CZK 500.

How can I repay a KB mortgage early?

The law allows repayment without a fee of the loan at the end of the fixation and within three months of notice of the new rate, and also of up to 25 % of the original loan amount a year if it is paid in the month before the contract anniversary. At other times the bank may charge at most 0.25 % of the amount repaid for each started year until the end of the fixation, and 1 % in total.

On its mortgage page KB says that 25 % of the mortgage can be repaid free every year; according to the bank’s general information, in the month before the anniversary of the contract. That document adds that it does not require reasonably incurred costs on repayment from insurance benefits, in a period without a fixed rate, on death, long-term illness or disability, or on a transfer of the property after 24 months. The administrative cost in the price list is CZK 1,000. The rules are summarised on the page on early repayment.

Can I get a KB mortgage if I am under 36?

KB allows LTV of up to 90 % only for applicants under 36 who finance their own housing, and as a rule at most 80 % for others, above that only exceptionally. For spouses the age of the younger one decides; for unmarried partners, for two co-applicants and for three or more applicants the rule does not apply if one of them is over 36.

The bank publishes no separate rate for young people. According to the footnote to the notice of rates, clients under 36 get the 0 to 80 % row even at LTV up to 90 %: 6.29 % for a 5-year fixation. The rate of the 80 to 90 % row does not apply to them, so the “LTV 80 to 90 %” column in our table shows the rate for clients under 36. More context is in the article Mortgage for under-36s.

Does KB give a mortgage without a property?

The Hypotéka bez nemovitosti (mortgage without a property) allows up to 3 years to choose a property, at LTV 80 %; the purpose and the security are specified by a later amendment. In the Hypotéka 2v1 (2-in-1 mortgage), up to CZK 2 million for any purpose is added to the purpose-bound part. The American mortgage is a loan without a stated purpose of up to 70 % of the value of a completed property.

This loan requires a KB account, runs for up to 20 years and has its own row in the notice of rates; it is not in our table. The bank’s page states the cap on the loan once as CZK 10 million and elsewhere as CZK 20 million, while the methodology says CZK 20 million. It is explained in the article on the American mortgage.

Does KB lend to the self-employed and foreigners, and on a cooperative flat?

The self-employed (OSVČ) can borrow: KB takes income from the last tax return signed by the client and proof of tax payment. For selected activities the flat-rate expenses can be adjusted, and losses are deducted from other income. Foreigners: EU citizens with temporary or permanent residence and non-EU citizens with permanent residence, all with a Czech birth number (rodné číslo). A foreign spouse without residence can join, but their income is not counted.

As for a cooperative flat, from 1 October 2026 KB has temporarily paused the financing of a cooperative share secured by a cooperative flat; the security must be another property. More in the article on a mortgage on a cooperative flat.

How do I refinance a mortgage to KB?

When refinancing, KB charges neither processing nor valuation; only land registry fees are paid. A refinancing without an increase in the loan, with the same security and without a longer term does not fall under ČNB regulation, so the methodology allows LTV of up to 120 %. The procedure is summarised on the page on refinancing a mortgage.

Frequently asked questions

What fixations does KB offer?

KB publishes rates for fixations of 1 to 5 years; for 5 years the lowest “from” rate as of 27 October 2026 is 6.29 %. The bank’s general information also lists a fixation of 3 months and of 1 to 10 years, but the bank does not publish rates for 6 to 10 years.

Since when are KB’s rates valid?

The bank’s notice of interest rates is valid from 5 October 2026. We check the website every working day, most recently on 27 October 2026.

How much can I borrow from KB?

A loan can start at CZK 200,000 with a term of at most 30 years. No fixed cap is published for the Hypotéka; the loan is limited by the client’s creditworthiness and the value of the property.

Does KB lend 100 % of the property value?

On its main mortgage page the bank writes “up to 100 % of the price of the pledged property”, and on the American mortgage page “up to 90 %”. According to its methodology, LTV above 80 % is possible for applicants under 36 (up to 90 %) and for a refinancing without an increase in the loan, a longer term and new security (up to 120 %), and for others only exceptionally. The notice of rates gives rates only up to LTV 90 %, and a rate for a loan above 90 % is not published.

When does KB require the energy performance certificate (PENB)?

For the Hypotéka na udržitelné bydlení (mortgage for sustainable housing) the PENB is documented before the loan is approved, not as a condition of drawdown. For the American mortgage the PENB discount does not apply according to the methodology, although the page lists it among the conditions.
