Modrá pyramida no longer sells a mortgage. As of 29 October 2026, this building savings bank (stavební spořitelna) publishes the lowest rate of its housing loan without a lien on the property at 5.99 % on a 3-year fixation (fixed-rate period, fixace) and 6.19 % on a 5-year fixation. Conditions of the rate: No lien on the property; a building savings contract and proof of the purpose of the loan are required. The housing loan (Půjčka na bydlení) is a loan from a building savings bank, not a mortgage.

How does a building savings loan differ from a mortgage?
A mortgage is a loan secured by a lien (zástavní právo) on a property; the Modrá pyramida loan is not secured by a property. The bank no longer sells Hypoúvěr, its mortgage, and refers anyone interested in a mortgage to the mortgage of Komerční banka, which is a different institution with its own rates. The housing loan is secured by a lien on the claim to the payout of the deposit from building savings.
Without a building savings contract you cannot get the loan, and the balance on its account must reach the amount the bank sets at the time the loan is signed. According to the general credit terms, the loan usually has two phases: a bridging loan and, once the building savings conditions are met, an allocated loan (přidělený úvěr). The bank warns that payments in the bridging phase do not repay the principal at once, and that there is no legal claim to the loan. The money must be used for housing, and the purpose is documented. How the two products relate is summarised in the article Building savings and a mortgage.
What is the current Modrá pyramida housing loan rate in Czechia?
As of 29 October 2026, the rate of the housing loan is 5.99 % for 3 years and 6.19 % for 5 years. The sustainable housing loan, which the bank offers for financing energy-saving measures, comes to 5.79 % for 3 years and 5.99 % for 5 years. For these loans the rate sheet gives no rate fixed for the whole life of the loan.
The sheet is valid from 4 September 2026. It also has a row for a loan from building savings (úvěr ze stavebního spoření), whose rate follows the savings tariff and has no fixation, so we leave it out of the table. The bank also writes that it may announce promotions with individually set rates, so the rate offered to a particular person may differ from the sheet.
What does Modrá pyramida require for its lowest rate?
The rate sheet ties the rate only to the fixation and the purpose of the loan, not to an account with the bank or to insurance. Risk life insurance (rizikové životní pojištění) becomes a condition only for a sustainable loan with a term above 20 years. A building savings contract is required, which the bank concludes with the loan free of charge, together with proof of the purpose of the loan. The rate of the sustainable loan applies when you use at least 50 % of the money on selected measures, such as photovoltaics, a heat pump, insulation, new windows or heat recovery ventilation.
Which conditions must I meet?
Without a lien on a property the bank lends at most CZK 2,500,000, and up to CZK 3,500,000 for cooperative and sustainable housing. The term is at least 5 years. For loans up to CZK 250,000 it is at most 15 years, and above that up to 20 years. For a sustainable loan with a term above 20 years the bank makes risk life insurance a condition.
The money must serve housing: purchase, construction or reconstruction, a settlement between spouses or heirs, refinancing of a housing loan or payment of a membership contribution (členský vklad). Proof of the purpose is required, and already paid documents can be submitted, depending on their age. The bank does not publish the maximum age at the end of the term.
How much does a Modrá pyramida loan cost?
Processing the loan is free, and a property valuation is not used for a loan without a lien on a property. Account maintenance is paid regularly: loan account free in the bridge loan phase, CZK 300 a year in the allocated loan phase; building savings account CZK 300 a year. Among the other items of the price list, a change to the contract after the first drawdown costs CZK 2,000, for example. No drawdown fee is named in the price list.
The bank’s representative example uses a loan of CZK 400,000 over 15 years, a 3-year fixation and a rate of 5.99 %. It states three different payments: the first is lower, from the second to the second-to-last it is CZK 3,392, and the last is slightly lower. The APRC (RPSN) is 6.26 % and, according to the bank, includes maintenance of the building savings account and of the loan in the phase of the allocated loan. For your own amount the mortgage calculator gives only a rough idea, because the actual payments depend on the bridging phase and on the savings.
Does Modrá pyramida lend for a cooperative flat?
Yes, the bank has a special variant, Financování družstevního bydlení (cooperative housing financing), up to CZK 3,500,000 with a term of up to 25 years, without a lien on a property and without a guarantor. You can borrow for a new-build or an older flat (družstevní byt), and the money goes to paying the membership contribution or share to the cooperative. This variant also requires a building savings contract.
The bank asks for an extract from the cooperative’s entry in the commercial register, an extract from the land registry (katastr) and a contract stating the amount and method of paying the contributions; for a new-build also documents for the building permit. You can find the rate for cooperative housing, which is on a separate row of the rate sheet, in the overview of financing a cooperative flat. For this variant the bank does not publish a representative example with an APRC.
How can I repay a Modrá pyramida loan early?
The bank’s information for consumers classes the loan as a consumer credit for housing provided by a building savings bank, so the statutory limits on costs apply to it. For contracts from 1 September 2024, early repayment consists of administrative costs of CZK 1,000 and the interest difference, at most 0.25 % of the part repaid early for each started year until the end of the fixation and at most 1 % in total.
Repayment is free within 3 months of notice of the new rate and up to 25 % of the loan in the month before the anniversary of the contract. The bank gives information on the date and amount of an extra payment (mimořádný vklad) free of charge on written request. A summary of the rules is in the article Early mortgage repayment.
For contracts concluded up to and including 31 August 2024, the older rules apply: the bank charges no costs on unsecured loans until the interest rate changes after 1 September 2024. After that the new rules apply.
Does Modrá pyramida lend to the self-employed and foreigners?
The self-employed (OSVČ) document income with a tax return including annexes and proof of tax payment. The bank also accepts rental income, a pension or a parental allowance.
A foreigner submits a residence permit card (průkaz o povolení pobytu) and a document showing an assigned birth number (rodné číslo) or a confirmation of temporary residence. The bank does not state further requirements on its website, for example on length of residence or income in Czechia, and assesses them when the application is made.
