The bank needs to know who you are, what you will repay from and what you are pledging. For an employee buying a flat in personal ownership that comes down to two identity documents, an income confirmation (potvrzení o příjmu) or 3–6 payslips with bank statements, a reservation or purchase agreement and documents for the valuation. The bank pulls the title sheet (list vlastnictví), the cadastral map and credit register reports itself.
It gets more complicated for the self-employed (OSVČ), company directors, foreigners and parents on parental leave, and for properties that are not simply a finished flat on the title sheet: a new build, a cooperative flat, a self-build or a renovation. The checklists below cover each case. What most often delays an application is not a missing document but two documents that contradict each other. Approval takes 2–4 weeks from complete documents, and every request for more paperwork adds days.
What documents does every mortgage applicant need?
- Two identity documents, such as an identity card and a passport or driving licence, for each co-applicant as well.
- The loan application on the bank's form (mostly online today), including consent to checks in the BRKI, NRKI and SOLUS credit registers.
- An overview of your commitments: loan agreements, credit cards, overdrafts, leasing, maintenance payments. The bank sees them in the registers but wants you to confirm them, and a mismatch triggers questions.
- Proof of own funds: a bank statement, building savings contract (stavební spoření), deed of gift, or purchase agreement from selling another property. Under the anti-money-laundering act the bank must know where the money comes from, and “cash from my parents” without a deed of gift will not pass.
- Married couples usually both apply, because the property and the debt fall into community property (společné jmění manželů, SJM). The exception is SJM narrowed by a notarial deed, in which case the bank wants to see that deed.
Documents go in as originals or certified copies, or electronically via bank identity (bankovní identita). Banks require an officially certified translation of foreign-language documents, though usually not of Slovak ones.
Which proof of income will the bank ask for?
An employee documents income with the employer's confirmation and payslips, a self-employed person with the tax return, a company director with both plus the company's results. A foreigner who is not an EU citizen adds a residence permit. The checklist by type of applicant:
| Document | Employee | Self-employed (OSVČ) | Director of an s.r.o. | Foreigner |
|---|---|---|---|---|
| Proof of identity | 2 documents (ID card plus passport or driving licence) | 2 documents | 2 documents | passport; an EU citizen may also use a national ID card |
| Income confirmation (potvrzení o příjmu), payslips | confirmation on the bank's form, 3–6 payslips | – | income confirmation from the s.r.o. (salary, director's fee) | as an employee, if working in Czechia |
| Tax return (daňové přiznání) | only with other income, such as rent | the last 1–2, with proof of filing and of the tax paid | own return and the s.r.o.'s financial statements for 1–2 years | as a self-employed person if trading in Czechia; for income from abroad, translated returns |
| Bank statements | 3–6 months showing incoming salary | from the business account | showing the salary or profit share paid out | showing the income the bank is to count |
| Residence permit (povolení k pobytu) | – | – | – | permanent or long-term residence; EU citizens do not need one |
| Other documents | employment contract | extract from the trade register | director's service agreement, extract from the commercial register, decision on paying out a profit share | for income from abroad, the employer's confirmation |
What to watch out for, by applicant:
- Employee: the confirmation is usually valid for 30 days; a fixed-term contract passes only with a history of renewals; most banks do not count income during a probation period (zkušební doba), some only after 3 months.
- Self-employed: income is calculated from the return, not from turnover, so an optimised tax base lowers creditworthiness. Only some banks can work with the flat-rate tax (paušální daň), using payment confirmations and income records.
- Director: banks supplement an income confirmation you signed for yourself with the company's financial statements, and some also take the company's profit into account.
- Foreigner: EU citizens have the same conditions as Czechs; with temporary protection (dočasná ochrana) only a few banks lend; LTV is often 70–80 %.
- A parent on parental leave brings the labour office decision on parental allowance (rodičovský příspěvek), statements showing the benefit and the employer's confirmation that employment continues, with the return date. Only some banks count the allowance, and hardly any count maternity benefit (peněžitá pomoc v mateřství).
- A pensioner brings the pension decision, a landlord the lease agreements, statements showing rent and the tax return, and someone with DPP income the agreements and payslips. Banks discount rental and agreement income, or accept it only with a longer history.
A co-applicant documents income the same way as the main applicant. Even if you do not need their income, the bank records them as a co-borrower and will check them in the registers too.
Property documents, by type of property
- Flat in personal ownership: reservation agreement or draft purchase agreement, the seller's title of acquisition (purchase or gift agreement, inheritance resolution), floor plan, energy performance certificate (PENB) and photos, all for the valuation. The bank usually pulls the declaration of ownership (prohlášení vlastníka) from the land registry's collection of deeds itself.
- Family house: in addition, the title sheet for all plots including the access road, the occupancy decision or consent, a geometric plan for buildings not registered in the land registry, proof of utility connections. A house without registered access is the most common legal defect the valuer discovers.
- New build from a developer: reservation agreement and agreement on a future purchase agreement (smlouva o smlouvě budoucí kupní), payment schedule, floor plan and specification of the unit, the developer's building permit (permission for the project); after completion the occupancy decision (kolaudační rozhodnutí; occupancy consent for older buildings), the declaration of ownership and the handover protocol. The bank draws in stages according to the schedule.
- Cooperative flat: agreement on the transfer of the cooperative share, the cooperative's confirmation of membership and of no debts, the amount of outstanding annuity, the lease agreement, information on when it will be transferred into personal ownership. A cooperative share cannot be pledged, so you also need documents for another property to be pledged or for a pre-mortgage loan.
- Building a house: building permit (stavební povolení) or notification, verified project documentation, itemised budget, works contract, title sheet for the plot. The valuation is based on the future value of the completed building.
- Renovation: itemised budget, photos of the current state, for larger works a building permit or notification; at drawdown, invoices or a check by the valuer.
- Refinancing: the existing loan agreement, a statement of the balance as at the repayment date, confirmation of proper repayment, the original valuation (some banks accept it if recent), the property insurance policy.
What the bank gets on its own, and what it still needs from you
Through remote access to the land registry (katastr nemovitostí), the bank downloads the current title sheet, the cadastral map and often documents from the collection of deeds (declaration of ownership, titles of acquisition). The credit registers give it your repayment history and all active loans; the insolvency register and the central register of enforcement proceedings show any proceedings against you. It checks your employer in ARES (the Czech business register) and by phone, and a director's company in the commercial register. Many banks can now verify an employee's income electronically from bank statements with your consent, without a paper confirmation.
Some things still fall to you. The bank needs your consent to the register check and to electronic verification; without it, it cannot download anything. At most banks the income confirmation remains a formal requirement even when your income is visible on statements, because it confirms that your employment continues and whether you are on probation. And the bank orders the valuation through its contracted valuer, while you pay for it (CZK 3,000–6,000, often free online for flats) and supply the documents. Your own expert opinion will usually not be accepted.
How old can your documents be?
| Document | Usual validity for the bank |
|---|---|
| Income confirmation | usually up to 30 days from issue |
| Payslips, bank statements | last 3 months; 6–12 months for a variable salary component |
| Tax return of the self-employed | the latest one filed; after the filing deadline (1 April, a month later if filed electronically, or 1 July with a tax adviser) the bank wants the new year |
| Land registry extract (title sheet, LV) | the bank pulls a current one; for the valuation no older than a few weeks |
| Property valuation | several months, at some banks up to a year; older ones are updated |
| Reservation agreement, draft purchase agreement | for the periods agreed in them |
| Pre-approval and rate offer | a matter of weeks depending on the bank; then recalculated according to the current price list |
| Property insurance with assignment (vinkulace) | must be valid on the drawdown date and for the whole term of the loan |
In practice, have the income confirmation issued only once you have chosen the property and gathered the other documents. Get it signed in July, apply in September, and you will be getting it signed again.
Why banks send applications back
- The income confirmation does not match the statements. It shows an average including bonuses while the account shows less, and the bank goes by the statements, accepting the variable part only with a longer history.
- Your employer is a family member or your own s.r.o. In that case the bank also wants the company's financial statements and proof that the salary is actually paid out.
- Your tax return shows a minimal tax base. A self-employed person who optimises their taxes has, in the bank's eyes, a low income, and a change of approach shows only in the next return.
- A fixed-term employment contract without renewal, or a probation period. This is not a missing paper but income the bank cannot count.
- A defect on the title sheet: a lifelong right of residence (věcné břemeno dožití), enforcement proceedings, someone else's plomba, missing access, an unregistered building or area discrepancies. The seller can clear some before signing; others stop the mortgage.
- Own funds without a paper trail. Money that appeared in an account a week ago without explanation will not be accepted without proof of origin, because of the anti-money-laundering act.
- A missing signature or consent from the other spouse, a co-owner of the property being sold or the cooperative. Every missing signature sends the contracts back for rework.
