Building savings (stavební spoření)
Purpose-linked saving with a building savings bank under Act No. 96/1993 Coll., with state support of 5 % of annual deposits up to CZK 20,000, at most CZK 1,000 a year. The contract gives an entitlement to a housing loan at a rate known in advance. The lock-in period is 6 years; withdrawing earlier and not for housing means losing the state support. Combining it with a mortgage: building savings and a mortgage.
Example
Paying in CZK 20,000 a year for six years builds up CZK 120,000, plus CZK 6,000 from the state and interest from the building savings bank. The money can go towards the own funds for a mortgage. For a smaller renovation costing CZK 300,000, a building savings loan tends to be simpler than increasing the mortgage, since building savings banks often lend smaller sums without collateral, so no new valuation or land registry entry is needed.
In practice
State support is calculated per calendar year, so deposits must reach the account by the end of December, not merely leave yours. Before drawing the loan, compare its rate with mortgages; the average rate on new mortgages for August 2026 was 5.00 %. Cancelling the contract before the 6 years are up to cover other spending costs you all the support.
How it differs
A standard building savings loan comes out of a fully saved contract, and smaller amounts often need no collateral, whereas a mortgage loan is always secured on property. A bridging loan from the building savings bank is available before you meet the conditions for the standard loan. The amount saved works well as own funds for a mortgage.
