What is Buřinka and how does it relate to the Česká spořitelna mortgage?

Buřinka is a trade name of the company Stavební spořitelna České spořitelny, a.s., which was called ČS-stavební spořitelna until September 2001. The Česká spořitelna mortgage is provided by the bank Česká spořitelna, and you can find its rates on the page Česká spořitelna mortgage. Buřinka’s own secured Hypoúvěr is closed: the bank has accepted no new applications since 1 October 2024.

As of 29 October 2026, Buřinka offers loans without a lien on a property. They are sold in George internet banking, at Česká spořitelna branches and through partners. That is why their rates are compared in a separate table, not with mortgages.

How does a building savings loan differ from a mortgage?

A mortgage is a loan secured by a property; the Úvěr od Buřinky is not secured by a property. It has two parts: first a two-year bridging loan, then a loan from building savings (úvěr ze stavebního spoření). The bank offers it without prior saving and concludes the building savings contract together with the loan.

The target amount starts from CZK 40,000, the loan is at most CZK 2,500,000, and the term is up to 25 years for loans above CZK 1,000,000 and at most 20 years for lower amounts. A standalone loan from building savings without the bridging part requires at least 24 months of earlier saving, has a fixed rate set by the tariff and a term of up to 13 years, so it does not belong in the table. The difference between the two products is also described in the article Building savings and a mortgage.

What is the current rate of a Buřinka loan in Czechia?

As of 29 October 2026, the lowest rate of the Úvěr od Buřinky is 5.89 % on a 3-year fixation and 6.39 % with a rate fixed for the whole repayment period. For energy-saving reconstructions there is the Úvěr pro budoucnost, at 5.39 % and 5.89 % respectively, and the refinancing loan EASY REFI has 5.89 % and 6.39 %.

The “from” rates come from the Notice (Sdělení) effective from 23 October 2026 and apply to a client with the best rating. In the table, the “25-year” row means a rate fixed for the whole repayment period, which can last at most 25 years.

Each client gets an individual rate set according to creditworthiness. Besides the “from” rates, the Notice also gives a base interest rate: 10 % a year with a 3-year fixed-rate period and 8.45 % a year with a rate fixed for the whole loan term. How it relates to the individual rate, the bank does not explain.

What does Buřinka require for its lowest rate?

The lowest rate goes to a client with the best creditworthiness rating, and the bank does not publish the rating conditions. An account at Česká spořitelna does not lower the rate; it only simplifies documenting income. When the salary is paid to an account at Česká spořitelna, proof of identity is enough. Otherwise the bank wants a confirmation from the employer or three bank statements, and from the self-employed the last tax return. Loan insurance is voluntary, and the bank states no rate discount for it.

The Úvěr pro budoucnost has a rate 0.5 pp lower. Its prevailing purpose must be a change to or maintenance of a house or flat, and at least 30 % of the money paid out goes to selected items, such as photovoltaics, a heat pump or shading equipment. The cooperative housing loan is 0.5 pp cheaper than the standard loan when the prevailing purpose is the transfer of a cooperative share or the payment of a membership contribution.

How much does a Buřinka loan cost?

According to the price list valid from 1 June 2026, taking out the loan is free. The examples on the bank’s product pages use CZK 3,000 for processing, which matches the price list valid until the end of May 2026. The price list from June 2026 and the information sheet from September 2026 both state CZK 0. A change to the contract costs CZK 1,000.

Other fees: loan administration free; the account linked to the loan free up to a balance of CZK 99,999, above that CZK 500 a year for each full CZK 100,000 of balance. Drawdown: cashless payout free, at a branch CZK 50.

The representative example from the bank’s information sheet uses a loan of CZK 800,000 over 20 years, a rate of 6.39 % and a monthly payment of CZK 5,960. Its APRC (RPSN) is 6.67 %. It covers two years of the bridging loan and then the loan from building savings. Because the bank describes the fixation in it in parts, we do not give it as a single figure. For your own amount the mortgage calculator gives a rough idea.

Does Buřinka lend for a cooperative flat?

Yes, Buřinka has a separate Úvěr na družstevní bydlení (cooperative housing loan) of up to CZK 3,500,000 with a term of up to 25 years, without a lien on the flat and without prior saving. A cooperative flat (družstevní byt) can be bought directly from a developer, a cooperative or a current member, and the loan also refinances another loan that you used for the flat.

The lower rate applies when the prevailing purpose is the transfer of a cooperative share, payment of a membership contribution in a housing cooperative, or a share in a legal entity. The other conditions are as for the other loans: a two-year bridging part, documented income, no fee for taking out the loan and no valuation of the flat. You can find the rate in the overview of financing a cooperative flat. The bank does not list documents for a cooperative flat on its website.

How can I repay a Buřinka loan early?

For the bridging loan and the loan from building savings without a lien on a property, the bank’s price list sets a compensation for reasonably incurred costs, which may not exceed the interest the borrower would have paid until the end of the fixation. Early repayment is free where the law or the contract gives a right to it. The bank calculates the exact amount on request, and the calculator on its website does as well.

According to the information sheet, a standalone loan from building savings can be repaid extra and early free of charge. For the Úvěr pro budoucnost, extra payments from subsidies received are free at any time. The general rules are summarised in the article Early mortgage repayment.

How do I refinance a housing loan to Buřinka?

Buřinka takes over a housing loan from a building savings bank, a bank or a non-bank company, provided it went on housing. The EASY REFI loan has 5.89 % on a 3-year fixation and 6.39 % with a rate fixed for the whole repayment period, at most CZK 2,500,000. Several loans can be merged, and within the limit you can ask for extra money.

It is enough to document the use of the old loan with a declaration of purpose (prohlášení o účelovosti). The general procedure is described on the page about refinancing a mortgage.
