Registration in the land registry (vklad do katastru nemovitostí)
Entry of a right in rem (ownership, a lien, an easement, a pre-emption right) in the katastr nemovitostí (Czech land registry) on the basis of a deed (Act No. 256/2013 Coll.). Registration is constitutive: the right arises, changes or ceases only when it is entered, but with effect from the day the application was filed. The cadastral office may allow the registration no earlier than 20 days after sending the owner notice of the proceedings (§ 18).
Example
An application to register ownership of a flat bought for CZK 5,000,000 is filed on 1 October 2026 and the registry enters it on 26 October 2026. The buyer is the owner from 1 October 2026. The bank's lien securing a CZK 4,000,000 mortgage at 5.00 % arises the same way: by entry, with effect from the day its own application was filed.
In practice
Allow for the protective period of at least 20 days and roughly a month overall, longer if the proceedings are suspended over a defect in the deed. You can follow the proceedings online by their number (V-xxx/2026). The bank ties drawdown, or the release of money from escrow, to this registration. So don't plan a move or hand in notice on your rental for the day the application is filed. The application must be on the official form, most easily filled in with the ČÚZK application for registration; it can also be sent electronically with an electronic signature.
How it differs
Registration (vklad) records rights that arise from a contract. Rights arising by law or by an authority's decision (e.g. inheritance) go in by record (záznam), and a note (poznámka) merely informs, for instance of enforcement or a dispute. An application for registration is only the filing that starts the registration.
Frequently asked questions
How much does registration in the Czech land registry cost?
CZK 2,000 for each application for registration (návrh na vklad). A purchase with a mortgage usually involves two, one for your ownership and one for the bank's lien.
How long does land registry registration take?
At least 20 days, because the office may allow the entry no earlier than 20 days after notifying the owner; in August and September 2026 it took 22 days on average. The right then counts from the day the application was filed.
Who files the application when you buy with a mortgage?
Either side may file it, because both are parties to the proceedings: buyer and seller for the ownership, owner and bank for the lien. Someone filing on your behalf, such as a lawyer, needs a power of attorney with a certified signature, and the application must be on the official form.
