Principal

The originally borrowed amount, gradually repaid. The current principal balance is what you owe the bank at any given moment. An extraordinary payment reduces the principal in one go; an annuity reduces it slowly month by month. Interest is always calculated from the principal balance, so faster principal repayment means a lower total mortgage cost.
