ČBA Hypomonitor

Monthly statistics on new mortgages from the Czech Banking Association (Česká bankovní asociace, ČBA), covering volume, number of loans, average loan size and the average realised interest rate. The figures come from member banks and reflect contracts actually signed, refinancing included. For August 2026 it reports an average rate of 5.00 %, a volume of CZK 34.5 bn and a record average mortgage of CZK 4.59 m.

Example

August 2026 in the Hypomonitor: 5,825 new mortgages at an average rate of 5.00 %, the fifth monthly rise since the March low of 4.43 %. With the average mortgage at CZK 4.59 m, the illustrative payment is CZK 25,888. A typical CZK 4,000,000 loan over 25 years costs CZK 23,384 a month. Its month-by-month history shows how the average rate has moved since October 2024.

In practice

Each month's figures usually appear in the middle of the following month, so they capture rates agreed several weeks earlier; when prices are rising fast, reality is already a little worse. In talks with a bank the Hypomonitor makes a useful argument, because it shows what other borrowers are signing on average. Read the volume line carefully: the headline figure includes refinancing, and purely new business came to CZK 26.8 bn in August 2026. The month-by-month figures are in Czech mortgage rates.

How it differs

Unlike the Hypomonitor, Swiss Life Hypoindex tracks offered rates from rate sheets (October 2026: 5.79 %), not realised rates after discounts. Neither index is your rate, which depends on LTV, the fixed period and your creditworthiness.
