Swiss Life Hypoindex

A monthly indicator of offered mortgage rates in Czechia, published by Swiss Life Select. It is built from banks' rate sheets, i.e. what banks quote to clients rather than contracts actually signed, so it picks up price changes sooner than statistics on realised rates. In October 2026 it stands at 5.79 % (August: 5.42 %).

Example

The Hypoindex for October 2026 is 5.79 %, while ČBA Hypomonitor puts the average rate actually agreed in August at 5.00 %. On CZK 4,000,000 over 25 years, that is the gap between CZK 25,285 a month (at 5.80 %) and CZK 23,384: about CZK 1,900, purely from which index you read. Their month-by-month history shows how far the two drifted apart in 2026.

In practice

Read the Hypoindex as a signpost of direction. When it rises, banks are lifting their rate sheets, and signed contracts follow within a few weeks. For estimating your own payment, the Hypomonitor or an actual bank offer is more realistic. Plug the Hypoindex into a calculator and you may wrongly conclude that a mortgage is out of reach. Month by month, the Czech mortgage rate trend is tracked in a separate guide.

How it differs

ČBA Hypomonitor measures realised rates on new mortgages, after the discounts clients negotiated, and comes out with a one-month lag. The Hypoindex follows offered rates from rate sheets, so it moves faster and usually sits higher. Your own budget needs a specific bank offer rather than either index.

Frequently asked questions
