Can you get a mortgage under CZK 1 million, and is it worth it?

Updated 10 October 2026 · 6 min read

A mortgage under CZK 1 million is possible, though not at every bank: most set the minimum at CZK 200,000–500,000. Below that, the valuation, the assessment and the lien registration are not worth the bank's while, and for you the fees become a large share of the total cost.

A small mortgage carries the same fixed costs as a large one (a valuation, or odhad, for CZK 3,000–6,000, CZK 2,000 to register the lien in the land registry, katastr nemovitostí, and property insurance assigned to the bank, vinkulace), only spread over less money.

On interest it still beats an unsecured loan. For CZK 300,000 over 10 years at 5.00 %, a consumer loan needs to cost just 0.4 pp more and the mortgage has paid for itself, fixed costs included. The decision then comes down to practicalities: whether you have a property to pledge, how fast you need the money, and whether topping up a mortgage you already have would be simpler.

Why do banks dislike small mortgages?

A CZK 300,000 mortgage takes the bank as much work as a CZK 3 million one. It still has to check your income and the credit registers, order a valuation, draw up the loan and pledge agreements, register the lien and keep an eye on the insurance. Yet it earns a tenth of the interest.

So banks set a minimum loan amount, usually between CZK 200,000 and 500,000, and higher still for a non-purpose “American mortgage” (americká hypotéka). On small amounts they are also more likely to charge an arrangement fee (poplatek za vyřízení), which large mortgages often escape through promotions. And you will get the price-list rate rather than an individual discount, because a small loan gives you little to bargain with.

If you already have a mortgage, a top-up (navýšení) is often the easiest route. The bank knows how you repay, its lien is already registered, and it only needs a new valuation and an amendment. Compare the top-up rate with a fresh offer from another bank all the same.

What fixed costs do to the APRC

The rate tells you the price of the money and nothing else. Add the one-off costs and you get the APRC (RPSN), where on a small loan their weight becomes obvious. The table assumes fixed costs of CZK 7,000 (valuation CZK 5,000 + lien registration CZK 2,000), a rate of 5.00 % and a term of 10 years:

Loan amountPaymentInterest over 10 yearsAPRC without fixed costsAPRC with CZK 7,000 of costs
CZK 300,000CZK 3,182CZK 81,8365.1 %5.7 %
CZK 500,000CZK 5,303CZK 136,3935.1 %5.4 %
CZK 800,000CZK 8,485CZK 218,2295.1 %5.3 %

On CZK 300,000 the fixed costs add roughly half a percentage point. On top of that come property insurance (which you may already have, needing only the assignment), any arrangement fee and, at the very end, deleting the lien. Where the bank values a flat online for free, the APRC comes close to the rate. The difference between the two figures is explained in APRC vs. interest rate.

Mortgage or consumer loan under CZK 1 million?

An unsecured loan needs no valuation and nothing in the land registry, but it costs more. The table compares total interest over 10 years against a mortgage at 5.00 %, with the mortgage's CZK 7,000 of fixed costs already deducted. The loan rates of 6.5 % and 8 % are illustrative, not taken from any bank's price list.

AmountMortgage saving vs. a loan at 6.5 %Saving vs. a loan at 8 %Break-even point (loan rate)
CZK 300,000CZK 19,937CZK 47,9435.40 %
CZK 500,000CZK 37,895CZK 84,5735.24 %
CZK 800,000CZK 64,832CZK 139,5165.15 %

The break-even point is the consumer-loan rate at which both cost the same. Even at CZK 300,000, any loan dearer than 5.40 % loses to the mortgage, and banks do not normally lend unsecured at that price. On the numbers, the mortgage nearly always wins. It loses on speed (2–4 weeks against a few days), on needing a property to pledge, and on paperwork.

A CZK 500,000 bathroom and kitchen, two ways

  • Mortgage top-up at 5.00 % over 10 years: payment CZK 5,303, interest CZK 136,393, plus about CZK 7,000 for the valuation and registration. Total CZK 143,393.
  • Consumer loan at an illustrative 8 % over 10 years: payment CZK 6,066, interest CZK 227,966, no other costs.
  • The mortgage comes out CZK 84,573 cheaper, and its payment is CZK 763 lower.

Stretch the mortgage to 20 years and the payment falls to CZK 3,300, but the interest climbs to CZK 291,947, more than the dearer loan costs over 10 years. A small amount is not worth spreading over the longest possible term just to get a low payment.

Other ways to borrow under a million

OptionLienWhen it makes sense
Top-up of an existing mortgagealready in placeyou have a mortgage and enough free equity (LTV after the top-up up to 80 %)
Loan from building savings (úvěr ze stavebního spoření, a state-supported savings-and-loan scheme)up to a certain amount no lien on the property (limit depends on the building society)renovation, modernisation, top-up financing; money for housing purposes only
Consumer loan for housingnoamounts in the low hundreds of thousands, quick repayment within a few years
American mortgage (americká hypotéka)yesnon-purpose money (e.g. consolidation); the rate is higher than for a purpose mortgage
Purpose mortgage (účelová hypotéka)yesbuying a garage, a plot, a share in a property, an inexpensive flat

For renovations up to about a million crowns, a building savings loan is often the most convenient choice. It usually needs no valuation and no land registry entry, though the rate is higher than a mortgage's. How to combine the two is covered in Building savings and a mortgage.

When a small mortgage is the wrong choice

If you will clear the debt within two or three years, the fixed costs have no time to spread out and the interest saving stays small. Outside the end of a fixed-rate period, a mortgage also lets you repay early without a fee only up to 25 % of the original loan amount a year, in the month before the contract anniversary. Repaying all of it free of charge is possible only in special cases: on a sale of the property or the settlement of joint marital property (SJM) at least 24 months after the contract was signed, and on death, long-term illness or disability that substantially reduces the ability to repay.

The property itself may be the obstacle. A cottage without occupancy approval (kolaudace), a share in a property without the other co-owners' consent, or a home burdened with a lifelong right of residence (věcné břemeno dožití) often fails as collateral.

Time matters too. Allow 2–4 weeks from application to drawdown for a mortgage, a few days for a consumer loan. And if you plan to sell the flat or take out another mortgage soon, you may not want a lien on it at all.

The LTV limit of 80 % (90 % for applicants under 36) applies to small mortgages as well, although below a million it is usually easy to meet.

Frequently asked questions

What is the minimum mortgage amount?

It depends on the bank, most often CZK 200,000–500,000, and more for non-purpose American mortgages. Below that threshold banks offer consumer loans or building savings loans instead.

Is a CZK 300,000 mortgage worth it?

On interest it is. At 5.00 % over 10 years, any alternative loan dearer than 5.40 % makes the mortgage cheaper, even with fixed costs of around CZK 7,000. The price you pay is time, the valuation and registering the lien in the land registry.

Why is the APRC of a small mortgage higher than the rate?

The APRC includes one-off costs such as the valuation and lien registration. For CZK 300,000 over 10 years, CZK 7,000 of costs raise the APRC from about 5.1 % to 5.7 %.

Is it better to top up my existing mortgage?

Often it is, because the lien is already registered and the bank knows you. You need enough free equity for the LTV after the top-up to stay within 80 %, and the top-up rate should still be compared with another bank's offer.
