PRIBOR (Prague interbank rate)

PRIBOR

PRIBOR (Prague Interbank Offered Rate) is the rate at which Czech banks lend to each other; 3-month PRIBOR was about 3.9 % in October 2026. It is set every working day for several maturities, such as 1 week, 3 and 6 months, from quotes by reference banks, and it serves as the base for variable-rate mortgages and business loans.

Example

A variable-rate mortgage (variabilní sazba) might be priced at 3M PRIBOR plus a margin of 1.2 percentage points. With 3M PRIBOR around 3.9 %, that gives about 5.1 %, close to the August 2026 average for new mortgages of 5.00 %. On CZK 4,000,000 over 25 years the payment comes to roughly CZK 23,620 a month, and every further 1 pp adds about CZK 2,300–2,400.

In practice

Few Czech mortgages are tied directly to PRIBOR; most borrowers choose a fixed rate. If yours is variable, look up in the contract how often the rate resets (usually quarterly) and what margin sits on top. Under Act No. 257/2016 Coll., a variable-rate loan can be repaid at any time free of charge. Comparing PRIBOR head to head with a fixed mortgage rate tells you little, because the two price money over different periods. When a variable rate pays off better than a fixation is covered in a separate guide.

How it differs

The repo rate is the ČNB's rate towards banks; PRIBOR is the rate between banks and usually sits slightly higher. An interest rate swap prices money years ahead, which is why it drives 3–10-year fixed periods more than PRIBOR does.
