Company director (jednatel s.r.o.)
The statutory body (managing director) of a limited liability company (s.r.o.) under Act No. 90/2012 Coll., on business corporations. A director can prove income for a mortgage in three ways: a salary under an employment contract, remuneration for holding the office (taxed as employment income under § 6 of the Income Tax Act), or a profit share if they are also a shareholder. Some banks also take the company's own profit into account.
Example
A director and sole shareholder pays himself remuneration of CZK 20,000 a month and leaves the rest of the profit in the company. A bank that counts only the remuneration allows him a payment of CZK 9,000 at an internal threshold of 45 %. A bank that also adds his after-tax profit share, for example CZK 85,000 a month, will support even a CZK 4,000,000 mortgage over 25 years with a payment of CZK 23,384 at 5.00 %.
In practice
For a director, the bank usually wants an extract from the commercial register, the company's tax return and financial statements for 1–2 years, a certificate that the company has no arrears, and proof that remuneration or dividends were paid. Low remuneration with no dividends paid out is a common trap, as many banks do not recognise income that has not left the company for your personal account. It is wise to start paying out profit shares a year or two before applying.
How it differs
The self-employed (OSVČ) prove income with their own tax return; a director proves it with income from the company, which is a separate legal entity. The director runs the company, while a shareholder (společník) owns it and is entitled to a profit share, though often they are the same person.
