Client changes (klientské změny)

Modifications to a flat in a new build beyond the developer's standard, requested by the buyer, such as a different layout, wiring or plumbing, floors, tiles or sanitary ware. They are agreed in a separate addendum or order with its own budget and deadline. Their price is either added to the purchase price or paid separately; that decides whether they can be financed with a mortgage.

Example

Client changes for CZK 150,000 (better floors, moving a partition wall). If they are part of the purchase price and the valuer takes them into account, the mortgage rises from CZK 4,000,000 to CZK 4,150,000 and the payment at 5.00 % over 25 years by roughly CZK 877 a month. If they are paid separately in advance, they come from own funds.

In practice

The developer sets cut-off dates for changes depending on how far construction has got, and often charges a processing fee. Ask for a written budget and the impact on the completion date. Banks usually finance only changes that are in the purchase agreement and in the valuation (odhad). Paying for expensive upgrades in cash and then plugging the gap with a consumer loan at a higher rate is the costly way round.

How it differs

Defects dealt with at handover of the flat are deviations from what was agreed; client changes are modifications you ordered before completion. Anything altered after handover counts as renovation and is financed differently.
