Mortgage for applicants under 36 (hypotéka pro mladé)

A shorthand for the milder terms that apply when at least one applicant is under 36 and is buying a home to live in, typically their first. The main advantage comes from the ČNB rules: an LTV limit of 90 % instead of 80 %. It is not a separate product. Banks often allow young applicants a higher internal DSTI threshold too, usually 50 % rather than 45 %, and some offer a rate discount.

Example

Take a flat for CZK 5,000,000. A 30-year-old applicant can borrow CZK 4,500,000 and pays CZK 500,000 up front; a 40-year-old gets only CZK 4,000,000 and needs CZK 1,000,000. At 5.00 % over 30 years the payments are CZK 24,157 and CZK 21,473 respectively. The CZK 2,684 monthly difference is the price of half a million koruna you do not have to save.

In practice

Only one applicant needs to meet the age condition; check in advance which date the bank uses to judge age. A loan above 80 % LTV tends to be slightly dearer than one with a bigger down payment, so compare both options. Leaving the application until just before your 36th birthday is risky, as approval usually takes 2–4 weeks from complete documents.

How it differs

Unlike a 100 % LTV mortgage, a loan for young applicants still requires at least 10 % of the collateral value from your own funds, unless another property is added. The 90 % LTV applies only to owner-occupied housing: for a flat bought to let, the ČNB has recommended an LTV of 70 % regardless of age since April 2026.
